The Amortizer is a financial calculator that will provide you with an inexpensive, fast, and easy way to calculate monthly payments, create amortization tables, compare loans, and net sheets. It supports the following functions: necessary income, seller's net, owner carry back, fixed-rate loan comparison, ARM comparison, and fixed-rate loan vs. ARM. It acts as both a standard calculator and a financial calculator. You can perform four monthly-payment comparisons, and it supports loan amortization (bottom line, loan amortization), spreadsheets, cap rate/gross rent multiplier, rent vs. buy, car-loan analyzer, and lender database.

If you're considering buying a house or car and you don't have a mind for math, this is a good tool to have in your toolbox. The Amortizer is a financial calculator that breaks down the different components of bank loans, and helps you calculate payments and compare rates for houses or cars. An added database keeps contact information for loan advisors, bankers or Mom, depending on whom you want to call for help. The interface is basic but somewhat clunky, and we didn't like that you have to close one calculator to open another. Also, the program isn't able to give you a grand total of all the loans you have together--but then sometimes ignorance truly may be bliss. Overall, a basic number cruncher for those contemplating loans or already knee-deep in them.
